Job Summary:  The primary function of the Multi-Family Regional Manager is to manage all aspects of the administrative, financial, capital and operations of the multi-family portfolio of approximately 700 units in Downtown Las Vegas


Essential Duties and Responsibilities:

  • Oversee community property managers and leasing agents
  • Propose goals and objectives for each property and team members
  • Evaluate and recommend strategies for each property’s leasing and maintenance
  • Take ownership for all economic aspects and business planning of development projects including improvement projects
  • Work closely with internal partners in operations, finance, construction, risk management and small business to analyze and develop strategic plans for exiting assests
  • Responsible for achievement of NOI objectives, both pre and post development period
  • Oversee compliance with initial business plan marketing and operations objectives and identifies potential variances from the plan
  •  Control vendor pricing and complete budgets
  • Work with finance department to forecast and analyze the financial performance of the residential portfolio
  • Assist in the preparation and approval process of property operating and marketing budgets
  • Monthly, quarterly and annual reporting of the portfolio
  • Monthly review of operating statements
  • Analyze monthly performance and budget projections and compare to annual management plan and budget and ability to adjust strategies accordingly
  • Establish rental rates by surveying local rental rates; calculate overhead costs, depreciation, taxes and profit goals with third party
  • Fiscal oversight including income maximization and expense control
  • Attract residents by preparing and executing marketing plans
  • Recruiting and hiring site level employees

  •  Minimum five (5) years of proven managerial experience in asset and property management
  • Bachelor’s Degree or equivalent experience preferred
  • Professional certification(s) preferred
  • Computer literacy sufficient to operate spreadsheet and word processing applications (i.e. Microsoft Excel, Microsoft Word, Microsoft PowerPoint)
  • Working knowledge of Yardi 5.0/6.0
